Miller Ranch

Dear Miller Ranch Owner,

GREAT NEWS!!!  The community of Miller Ranch has earned a prestigious honor by winning the Urban Land Institute’s J. Ronald Terwilliger Workforce Housing Models of Excellence Award.  The Jack Kemp Models of Excellence Award “recognizes exemplary developments that meet workforce housing needs in high-cost communities”.  4 communities within the United States have been granted this honor in 2009.  We are thrilled to call Miller Ranch one of those prestigious communities.

On November 17th, TVHS hosted a Community Celebration of this award with a Miller Ranch sales report and an update to the Miller Ranch Guideline revision process.  The Guidelines revision is still in process and TVHS is looking forward to hearing your thoughts on the work we have accomplished on the revisions since May.

As a reminder, the primary goal of the guidelines revision is to shorten the Miller Ranch sales timeline from 15 to 8 weeks.  Current owners will see additional benefits from the guidelines revision including the capital improvement allowance period moving from 10 years to 5 years, a standing wait list of Miller Ranch buyers, permanent non-decorative window coverings included as a capital improvement, an easy to understand 5 and 20 year depreciation schedule for capital improvements and listing inspection at the time of sale.

Sincerely,

Kim Bell Williams

Welcome to Miller Ranch

Imagine a neighborhood in the mountains where families head to the park together, couples ride bikes on the river walk path and all of the residents share a friendly "hello" as they stroll the sidewalks. People are sitting on front porches, reading under shady trees and enjoying outdoor activities on the open spaces that are right in their backyard. The Miller Ranch concept embraces all of the features that make a community great - natural landscape, creative architecture, recreational parks, ball fields, playgrounds and the interaction between the residents.

The Deed Restriction and Housing Guidelines maintain true local workforce housing. Miller Ranch is a community-oriented neighborhood with single family homes, duplexes, row houses, and mill loft condominiums. There is a home for families of one up to all sizes. Several parks, great sport complex and a dog park make Miller Ranch a perfect place for you to live. You are just a short walk from the many great things that Riverwalk has to offer.

Miller Ranch is located within walking distance from the Berry Creek Middle School, June Creek Elementary School, soon to be Battle Mountain High School, Red Canyon High School and Colorado Mountain College.

Miller Ranch was completed in August 2006. The architects based their designs for this community of workforce housing on the area's century-old ranching heritage. The homes have been carefully set into the historic site. The result is a community that prides itself on a genuine sense of neighborhood, livelihood and authentic mountain living.

To purchase a Miller Ranch property you must apply for each home that comes on the market individually. Check the local paper in the real estate section, under Miller Ranch for available properties. To apply print out an application, or stop by our office in Miller Ranch on the second floor of the community center, and pick up an application. Fill out the application completely and submit all required information. When you apply keep in mind anyone can apply, but the opportunity to buy the property will go to the person who has proven that they have lived and worked the longest in Eagle County. Your application and information must be in and complete by the deadline listed in the newspaper.

This is the perfect opportunity for locals looking to own their first home in Eagle County. In order to ensure the affordability of the units now and in future resales, all of the properties are deed restricted and owners must meet certain Eagle County purchase qualifications. The deed restrictions cap resale prices and also reserve home ownership in Miller Ranch to residents of Eagle County that earn at least 75% of their annual income from Eagle County businesses.
